How to Ensure a Seamless Transition from Tile to Foam Roofing

Make sure to avoid a tile roof leak

In Arizona, it’s common for homes to have a combination of tile and foam roofing, especially when there are flat sections. While both roofing types are excellent in our climate, the transition between the tile and foam requires special attention to prevent leaks. The most common reason for leaks in these roofs is improper installation at this transition point. Here’s what you should ask your roofing company to ensure a seamless and watertight transition from tile to foam:

  1. Inspection and Preparation: Ask if they will start by thoroughly inspecting and cleaning the area. It’s crucial to address any existing damage before the new roofing material is applied.

  2. Underlayment Installation: Inquire about the type of underlayment they use. A high-quality underlayment should extend from under the tiles onto the flat section where the foam will be applied, providing an additional barrier against water.

  3. Flashing: Proper flashing is essential at the transition point. Confirm that your roofing company uses metal flashing, typically galvanized steel or aluminum, to cover the junction between the tile roof and the flat foam section. The flashing should extend under the last row of tiles and over the underlayment on the flat section.

  4. Tile Edge Treatment: Ensure they will secure the tiles at the edge where they meet the foam roof. The edge tiles should fit snugly against the foam roof's surface without gaps.

  5. Foam Application: Ask about their process for applying the foam roofing material on the flat section. It should overlap with the flashing, creating a seamless, watertight surface. The foam should extend slightly up under the edge tiles for a tight seal.

  6. Coating: Find out if they use an elastomeric coating over the foam once it’s applied and cured. This coating protects the foam from UV rays, weather damage, and adds an extra layer of waterproofing. It should extend slightly onto the tile roof to seal the transition area thoroughly.

  7. Sealant Application: Verify that they will use a high-quality sealant to seal any joints, seams, or gaps where the tile and foam meet. This adds an additional layer of protection against water intrusion.

  8. Final Inspection: Make sure they will perform a thorough inspection after the installation is complete to ensure there are no gaps, cracks, or areas that could allow water to seep in. A test for watertightness is also recommended.

By asking these questions and ensuring your roofing company follows these steps, you can help protect your home from water damage and ensure the longevity of your tile and foam roof. Proper installation at the transition point is key to avoiding leaks and costly repairs down the line.
